Executive Downtown Rental Property
$1550 + deposit & utilites
Fully Furnished
From closet finishes to high-rise deck, from cement driveway to kitchen pantry...this has been a busy week! We would love to show this property to anyone who is interested in living in up-town luxury!
Many FINAL FINISHES everyday now. Light fixtures are currently being installed, hard-wood flooring has been refinished, counters & sinks are in...
|
Deck is getting worked on! This was both STATE APPROVED AND CITY APPROVED! Safety 1st!
|
Quartz Counter-tops have been installed in both the kitchen & bathrooms; drywall finished and walls painted 2 tones of gray; electrical is currently being worked on and light fixtures are going up; extra-wide crown-molding has been put up and painted white; trim painted white and window trim installed and painted black; brick wall is being cleaned, stained, & re-mortared. Final finishes are new each day!
|
NEW Awning installed! NEW Tinted Anderson Windows (Commercial Grade) also installed...now, waiting for metal awnings on upstairs windows.
|
Doors and Windows being installed...
WHAT'S NEW? URBAN MAIN ST APARTMENT BEING CONSTRUCTED! Approximate finish date: Both North and South Apartments: September 15th, 2017
Brick hallway and Mud Room floor has been laid. Looks great and matches the historic brick in the living room area. Certainly one thing to see samples on the showroom floor, it's another to see the tile all come together and work well with the building and floor-plan.
New awning in process of going up! Retail names will be up in a few days and upper metal awnings going up in a couple of weeks. Yes, I was watching while eating lunch at 523!
The Master Bathroom Shower in the North Apartment has been tiled! The hexagonal tile in the shower niche is certainly eye-catching!
|
Burgundy awning has been taken down and changes to the outside of the building will be noticed in the weeks to come. Windows being installed, black awning on order, gutters being put up and a sneak peak of second story exterior metal awnings (will be slightly different from photo below.)
|
South Apartment has a historic office that will be getting some updates. Outer area has added drywall, and inside we find where a window once was (now boarded and bricked) and where ship-lap will be overlay-ed.
Drywall, Drywall, Drywall!!
Insulation has been put in the walls; including adjoining apartment walls! In addition, per inspection - 6 extra inches of insulation has been installed in the entire attic!
This is what the maple hardwoods currently look like - their condition has held up quite well over the years - especially compared to other buildings I have viewed around the area. We just contracted the refurbishing and hope to post the "before and after" soon.
North Apartment: framing, plumbing (not including HVAC at this point), & electrical are finished and inspections up to this point have been approved! Master bath will be tiled, however, guest bathtub is in.
We have stairs in the back!! The old ones were taken away - what a challenge it was to walk up those to check on the construction process; missing steps and the entire fire escape would literally bounce - it was like the fun house at the fair! Needless to say, the new ones are in and the black steel coated railing is yet to be installed.
SNEAK PEAK OF SOUTH APARTMENT FINAL FINISHES...
New awning ordered...new color for front...business name fonts being taken into consideration...now considering metal Bahama awnings for 2nd floor windows...in process of designing with an Amish metal designer...
SNEAK PEAK OF FINAL FINISHES FOR THE NORTH APARTMENT!
A little more HISTORY...1915 - and this building looked and functioned differently than today; with horse-drawn carriages on unpaved roads and business Shreiner & Shreiner on one side and the Crescent Cafe' on the other.
Exploring the apartments upstairs, we find - from what I can count - 6 layers of wallpaper! Person after person re-decorated by putting a new layer on each time they were ready for a new look. You can see in one of the photos, soot on my finger that I took off the wallpaper from the coal burning that was used to heat the building long ago.
Also, there were not always 2 apartments, but either one large apartment and/or business that was run up there as well. As we find glass in windows used for an office (which we are keeping) and plumbing for a drinking fountain; in addition, a beautiful arch (that is now part of a kitchen). We clearly see that this arch was a grand entrance at one time, due to the discovery of a door during construction that must have connected the 2 apartments.

Wondering about STYLE? Urban/Country will be the best way to describe the overall decor throughout both apartments. Brick walls, custom steal piping for the kitchen island, silver duct work like you would find in any large city; combined with ship-lap, barn-wood & rustic tile that gives the appearance of an old barn-wood floor. But of course, NEW! These two worlds will be brought together with refurbished maple hardwood floors.
June 30th, 2017
Construction has been slow moving due to the demand of construction/workers this spring and summer; but much progress has occurred in other areas. Also, another apartment has become available and construction is beginning on that as well. Contact us if you are interested in either for the month of September.
Went to Chicago on Monday and picked out quartz counter tops for the kitchen and the bathrooms - I will be posting the different colors and options that will be planned to be installed in the next 4 to 8 weeks. In addition to counter tops, we have been choosing plumbing options - such as faucets, sinks, & toilets; as well, as windows, tile - all sorts of tile: bathroom showers, flooring, back-slashes. Some decisions are on hold until we can decide on colors!!

Plumbing and duct work being stalled this week and next. Sneak peak at the master bath shower heads - coming straight from the ceiling. There will be a wall-sprayer as well.
May/June
We started this process on March 15 of 2017, it is now June 5th and we are patiently waiting for construction to continue and permits to all be approved. The permits have taken longer than anticipated. End of May, State approved interior construction, now waiting for city approval. Deck on the roof: still waiting on State approval. Red tape, but we are moving forward...

Walls are going up and there was not only brick under the plaster, but we also found a fireplace! Many layers of wallpaper - what history to be found here! The building was built in the late 1800's, and we know from library records there were residents in this apartment during the 1950's as well.Image:

We saved some various wall coverings and put them in a frame to record the history.
The interior brick will be cleaned up and the fireplace transformed to a more modern look.
